Building design

Three parts, three different fates.

A building design consists of the site plan, the architectural and building design and the technical design. The authority approves only two of them. Choose a moment in the investment and see which part plays a role in it.

Moment in the investment

The application includes the site plan and the architectural and building design. The authority checks them against the local plan or the zoning decision and the environmental decision, checks the site plan against technical building regulations and checks completeness, and approves both in the decision.

Scope of advice

  1. ConceptAt the start of an investment

Variants of layout, scale and technology with a cost comparison, before the investor commits to a single solution.

  2. Building designBefore you file the permit application

Site development plan, architectural and building design and technical design. We check the completeness of the building design and the approvals, to limit requests for supplementary documents.

  3. Detailed designsWhen the contractor needs detailed solutions

Detailed solutions for each discipline, needed by the contractor on site.

  4. CoordinationWhen several offices design separately

We take over coordination: one base drawing, common drawing numbering, control of clashes between disciplines and a single change list.

  5. Bills of quantities and specificationsBefore a tender

Bills of quantities, cost estimates and technical specifications for the execution and acceptance of works, on which contractors can submit comparable offers.

Where projects most often stall

  1. Technical design at the last minute

The permit application includes the site development plan and the architectural and building design; the investor must have the technical design (PT) before works begin. We plan it together with the contractor's schedule.

  2. Disciplines without a shared base

Clashes between discipline designs usually surface on site, when removing them is most expensive.
